I just closed on two separate single family homes. Both were purchased with no money out of my pockets. One home was with another individual in an equity share arrangement where he makes all the payments as well as maintains the property.
The other home I rented out in la lease/option for two years. Again I will pay nothing on payments or maintenance yet have a $200 per month cash flow.

Virginia Swanson Construction I liked the last example of the property that needed just a little rehab ($10,000.) The reason so is that this confirms what is happening with my very first deal that is due to close at the end of the month.
I am purchasing the house for $283,500, and it is worth $435,000 with about 20 to $25,000 in repairs. I am getting a loan at 7% for $350,000 = cash back at closing. Woo Hoo!!!
I wasn’t sure if this was ok to do, but now I feel very comfortable doing it!!
